What Oakwood Buyers Should Know Before They Write an Offer
Oakwood is a small city with Oakwood City Schools and a short drive to downtown Dayton. Inventory is limited, and most houses were built in the early twentieth century. The offer has to leave room for that age.

Confirm the city and the school
Far Hills runs along the edge of Oakwood and Kettering. A house that feels like Oakwood can be in Kettering City Schools. I check the address before we talk about price. Oakwood and Kettering do not share comps just because the commute looks the same.
Budget for the house you are actually buying
- Roof, flashing, and original windows on pre-war houses
- Plaster, additions, and electrical updates an inspector will flag
- Lot size and street parking, which are tighter than in Centerville or Beavercreek
- What you will not change, so you do not pay a renovated-house price for a project
Write the offer after the inspection plan
Competing offers are common on the best streets, including around Shafor Boulevard. Speed still does not replace a plan for older systems.
