I pull comparable sales from the same part of Beavercreek: established west-side streets, newer eastern subdivisions, and HOA communities are not one list. Beavercreek sellers are often up against Bellbrook, Kettering, and Fairborn, not against a generic “Dayton” price. Bellbrook is a smaller Bellbrook-Sugarcreek Schools market.
